what do you want what's your beverage of choice mr. I know I know it's gonna be spring and summertime so maybe a pina colada oh hey guys welcome back to another episode of building a better south we're here in Norton Commons at the fine home building welcome home to her house I know gearing up the show opens May 18th we're in Louisville Kentucky will be open for two weeks you can actually see more of this house or some bang behind the scenes in the latest issue of fine homebuilding magazine the first article just went live so yes that's awesome check that out I think you can see online or actually go go get a copy the magazine yeah bring it to the show house Jason can sign it for you I don't want to devalue at your magazine but anyway so we are in the backyard we've been talking about this this is kind of the latest update of what the garage bar looks like and so we have detached the garage in this house and since we had a little extra room a builder friend of mine bill Meadows had done a garage barn house years ago and it had always been one of my favorite features so I've been yes waiting for the right opportunity to to do it and this house was it yes I know and we're excited to have it implemented we've got a great patio area right before you hit the garage bar and it'll be a great place to serve up some yes we have a nice bar will have an overhang here with some brackets so you can have your bar stools out here countertop in here and surprise some floating shelves and then we've got a cool glass garage door actually garage door that you'll lift up to get this open-air kind of experience I think will be second to none I think it'll be great especially for the show house I think it'll be a really neat feature for people come and just see it in person I don't know if we'll be serving up drinks from the show house there's probably yeah no no drinking but not non-alcoholic Nikolaidis my favorite anyway yeah well I want to show the folks what we've done on the patio so let's exit stand like and then will make a surprise reappearance so you're going yeah we got a nice covered overhang here going to the the mudroom job you know we ran short of concrete a little bit so I think my concrete guys still wanted to kick me for this but they had a reform we did this in two different pours poured the border then we formed up and then poured out a concrete so we could have done limestone pavers I guess but this is a budget-friendly option right to get that grass in between the the paver look right and so we are putting grass so your options if you were to implement this design yourself as putting real grass you could put artificial turf which would be great because then you would you know have no maintenance no objectors you'll need anyway green always lawn mowers yeah yeah just get your scissors out in the trim or you could put as Tim suggested our fabulous camera guy at pea gravel so there's some options that you could do if you want to implement this look yourself although a really cool idea I don't know how budget-friendly it would be one of the viewers responded to one of my Instagram post and said I thought you said brass you were putting Schlueter would be awesome I don't know how it would hold up besides but wow that would be a dream so talk to me about it furniture wise what do you have going on out here okay so again guys we have partnered with our house furniture and they have a beautiful selection of outdoor furniture that is gonna hold up to all the elements that Kentucky has to offer in the winter in the spring in the summer so we are doing a beautiful slipcovered outdoor sofa and chair and then we'll have some pots with some greenery some little side table so it'll be a really great cozy spot after you go up to the bar and you get your drinks in your snack you can come and just sit and chill in the comfy seating area yeah so before we go inside I did want to show you guys one thing we so instead of just doing the bar I wanted to have a kind of a cool little overhang just to add a little bit more of a visual interest so our trim guys made these custom kind of brackets out of cedar and then we've got this big massive cedar beam that sits on top that pulls the roof down we've just put some some beadboard in and we kept it really simple painted it all white and just kind of go with that classic bar feel yeah so and I think bringing in the furniture will soften it up a little bit having some potted plants and some greenery always helps to soften those outdoor spaces and I think hopefully the homeowners love to entertain if not we'll entertain it with the show house a lot because this bar opens to the patio and then it's like it's gonna be a tea here today in Louisville but we've opened up the accordion doors going into the great room so a couple updates want to show the guys in the great room and then maybe if we have town I want to show you a cool tile you did in the mudroom or in the powder room yeah because that wasn't in last time we did tile updates yeah so we'll carefully walk yeah they have afford the steps yet because this is a construction area thank you so we're on the back porch this may eventually get screened we did pre wire for motorized screens so I'm not going to do that for the show but the homeowners wanted that option so we've got some minor tough dip in there then we've got these cool Windsor accordion doors I've already opened them so you don't get to see that but this door opens singularly so when you want to come and go you just go out of this door and then yeah I'm here thank you so you can bring it in so when it does get chilly out you want to close it up you can close it up very easily before we show off the mail I do want to show you know we talked about hiding that ductwork and you were like to put it right there I know yeah so the built in has been built the doors aren't on it yet but I guess on that far left side we've had hid that ductwork right kind of matched it on the right with another matching kind of column right and then you designed some cool glass doors that will be in there and what are you gonna show off in the show for sure there are lots and lots of tchotchkes maybe some brass ones you know my signature thing so yeah I'm gonna carefully walk through the trim here but I don't know if you guys remember but this this is the duct work area that Jason was talking about so we had to do something to make it make sense and be architecturally interesting in this space so we designed this built-in so it will give the homeowners additional storage which is always a great idea the lower cabinets will have solid doors and the uppers I've decided to do glass doors so that you can put you know family heirlooms prints pictures different tchotchkes in that area we'll paint it all out and it'll look like it was always supposed to be here and you'll never even know that there was ductwork hiding behind here and we've debated one door on each side I think we ended up going with two doors yeah so we'll have two doors so two doors here and two doors there and I think it'll be really just a lovely design detail in this family room yeah cool and again the family room connects will show one quick shot of the kitchen from I know we missed you guys last week we were on screaming yes but still I can't stop admiring the kitchen in the brass and can't wait to see the countertops go in there yeah but let's show the mantel yeah well this is your design baby so we did something similar to this mail over at Edie the edgewood ran off guys remember it in my office we had turned the Chevron facing down so we couldn't do the same thing so we're going up with the Chevron they all need our trim guys is an excellent job of matching up all these miners and they actually wrapped the corner it miters and returns into the wall so we talked about our true craftsman all the time these guys are true craftsman that we're able to to pull this guy off and then I wanted to switch up the mantle a little bit usually we have a thick piece here and you know it's it's a very kind of a not very modern but just a more modern take on a mantle but we did just a clean point mitre all the way around so it's just clean clean and it's you know kind of mixes and then we've got our traditional on the outside it just pulls a hint of modern on the inside so yeah we're still debating internally as to what happens on the fireplace tile here yeah but I think it'll be good I think staying here the floors will be a little bit lighter more of a natural tone in that white oak that you're seeing a lot of maybe white maybe great I think we're leaning towards painting at the same colors the kitchen cabinet so it'll be a nice focal point and then pulling in some tile maybe around here that is in that similar gray so it all just kind of blends nicely together and they did wire for a TV but I know that's what you wanted but no worries for the show we've got a beautiful mirror from our house furniture that's going up here so yeah but you do have the option for the TV over the man in Tulsa well as you want to show off the tile and the pan I people want to show you guys you know as the painters are upstairs they've already primed their crime in the basement but I want to show you guys the trim work that we're using so we've got a traditional kind of molding here for the casing it's meant to simulate a two-piece casing but so this simulates a back band and then this is just a traditional one by with a little beaded edge so that's that's kind of a nice traditional look for the casing one piece but then we've kind of brought in a little bit more of a modern style here with this baseboard so instead of a traditional og it's just got a kind of a slight chamfered edge to it so once that's against the wall very simple very clean but gives you just a little bit different clean line look so let's go find direction in that powder room and see that welcome to the powder room guys I am really excited the way this powder room has turned out we have chosen these beautiful tiles here from Louisville tile and I have laid a really cool pattern out for the guys to install and they did such a wonderful job we used the tile we use these really pretty gold brass pieces and this bathroom is gonna have a beautiful gold wallpaper from our house furniture I've got a beautiful vanity that's got some lucite and some brass and it's really just gonna be the gem of the first floor and a beautiful place for your guests to come in use the bathroom and it's really just a great spot let's go check out and see what Jason is up to what are you up to on the ceiling detail or fluctuate oh it's teamwork yeah it definitely makes the dream work for sure so inspiration from a Pinterest photo right yeah great place for you guys to to draw inspiration and then we modify it put our own spin on it yeah we've got 10-foot ceilings here we've kept this opening nice and wide surprise come for you guys with what we've got going in here so always give you incentive to come back yeah so remember we've got these eight-foot tall windows put some simple casing around those were inspired by our trips in New Orleans yeah yeah I'm loving the bonnet to some of the pictures that you've shown me for what you're going for and here is gonna be really cool yeah and that light fixture gasps is amazing yes I can't wait so all right as we wrap this week guys I want to lose to one other thing we're doing something a little bit different on the staircase here right now it's kind of rough but the guys have a little something special planned so again when you come in to the entry of this house wanted to give you a kind of that you know like you're coming into a show house but a house that's been very thoughtful in design yes always our intention yeah so guys thanks for joining us I know we threw a lot at you this week but hopefully that gives you enough
