Custom Home Building Process



frankly building group is a custom design build company we turn ideas into dream homes the way we do that is through a design to build process over the years we've perfected this process we take it step by step and make it a seamless transfer from a sketch all the way to finished home every single house starts with a sketch we call it a bubble drawing basically we want to make sure that all the bubbles are in the right place you have a survey of the lot or a site plan of the lot and we sketch a home on that site plan with that we can make sure that every single room is accounted for and that all of the spaces or bubbles as we call them are in the right place unlike other builders we use a 3d software and that software gives us the ability to show all kinds of vertical detail it can show us the front elevation from pretty much any perspective and show the perspective from driving down the street you can show your back elevation for me to pool all kinds of cool things we wouldn't otherwise get to do and that's a critical step in our design process once we finished the three-dimensional drawing usually the customer wants to know a lot more about what the homes gonna cost this is when we start putting a budget together itemized of course and we do a budget presentation for the client along with that 3d plan at this stage in the design process we start talking about decorative finishes that means color choices surface choices and they go and work with our designer to go pick out finishes so that we have a better idea of how to complete the budget and also how the house is going to look once we have the 3d drawings and set of specifications and an itemized budget we've got more than enough information to go and discuss lending whether that be a construction loan or a one-time closed then it's time to let the designers finish the design process that means going to a structural engineer and permitting the home once we have a permit then we have everything we need to start the construction we have a pre-construction meeting with our clients we discuss timelines and their expectations and also what deliverables we need from our client then we form up the foundation and get to work while construction is underway the project manager visits the site every day it really pushes to get the house built effectively and efficiently while that's happening the project manager and the decorating staff meet with the client and consistently update them and to make sure that the house gets done right the first time upon completion of the home we do a series of walkthroughs to get the client acquainted with the home from there we hand them the keys and explain to him that we're there for anything they need short-term and long-term and we've made some unbelievable relationships with our clients and we're gonna keep doing it we've realized that there are many builders who can discuss a plan and how to build the home but the real value in building a home is in an efficient process from the design through the build to completion

    Does your service include and/or are you able to work with clients that are out of state are just local to the Houston area?
