hi and a very warm welcome from all of us here at CBD zine studio and this is our new project which we wanted to showcase for you we are rolling them out quite quickly and quite soon as you can see now well this property it's a normal TV HK property actually a yeah 3b escape property with a servant's quarter in a utility area average size of properties that we see nowadays and the basic issues remaining of the space-saving we want people to come over a parent's to come over stay with us we need a separate room for our kids we want the master bedroom to be spacious and to be able to you know house all that stuff we have in our wardrobe so as we can understand the main thing here was maximum utilization of space along with giving it that aesthetic appeal which is always such a fine balance enough to be able to decoratively do something for the property but also keep the functionality there which is exactly what we tried here and as we will go through the property I will run you through which room represents what but just quickly as you will see throughout the video is that we have started off with 3d designing for this project as well which we mostly recommend from any of our projects but we essentially do is understand your requirements understand your budget understand your choice of lifestyle because interiors is you're not depicting your lifestyle your way of living your way of entertaining and you know things like that so after understanding that we do our basically our presentation after which we get into concept designing and redesigning and as you would see in the video here that we have replicated after 98 if not 100 percent of the 3d designs into the actual execution in the completed project as it stands at the end and which is what we actually you know pride ourselves in to be able to design something that we replicate to the tee so there are no surprises later and all the changes can be done at a 2d stage so I would like to thank here the onset itself too be with us and go through this property with us and you feel the experience that we did while we were making this and property also from CB I would like to thank my amazing team back home you know and shaved human Roble who is obviously handheld the full project Xu joy and everyone in the back office who helped us bring the project after life so this is the point area I mean like a makeshift foyer actually it was just a passage because they don't have a convention foyer leading onto the living area so what we did is we want to give it that kind of a loop which gives you the privacy before you walk into the property and also gives you the space for storage because we didn't want to carry any storage into the living room because he wants to keep it nice and open the floor space to be you know empty that's why we put this show storage here with a little bit of a seating as well what we did with this wall is we didn't want to mix it up too much or put too much of storage sheets here so just a little bit of a cord to give you that welcoming look when you're working in on the other side of the world we can see panels we just want little leashes where you could keep your artifacts and apart from that we've got some niches with mirrors and some nice shoes which Isis panels just again to give you that break from that long monotonous way that you're walking into also we've done splash of color and we can see a nice blue color here to give you you know that warm look when you're walking into the property as you move forward via caught a partition area here with a little bit of a router cutting Jolley which gives you the sense of privacy but also lets you look through the property to the living area so not making this area cross Republic as we come in from the foyer we actually encounter something like this which is like a display area kind of artifact showing thing which again gives you the privacy from the dining area you will see that the dining area actually is open to the entrance that's why we designed this partition we are can you keep your knickknacks your photo frames he'll dresses are basically and also serves it requires a partition between the entrance area and the dining from after where we saw the artifact partition we caught the puja area which we've kept pretty simple you know nowadays with young families we don't really have those sitting heavy pushed puja units anymore which we do for villas so this is something that was really made out of a small little column here which we want to hide and in the same time you know do something decorated with it so for a panel again with the leftover jolly which we had used in the foyer as I mentioned it's a little bit of a storage space and they have a nice Ganesh collection which we want to highlight here so this actually acts as a puja unit as well as something that actually breaks the monotony of the room before you actually enter it the kitchen so this is the kitchen which as you saw it's just beside the puja unit and beside the dining area in between is the kitchen and there's a little bit of story with this kitchen because these developers they actually provided the basic countertop the sink and cabinets that you see below so what we did here is we actually prepared the cabinet's they loft the glass shatters the open shelves everything to suit this particular segment down here which was as I said already provided if you see and the veins the exact finish the laminate is matching with the one below so it looks like a wonderful unit which helped our clients to get extra storage but obviously we didn't have to get rid of what was already provided which helped in the budget as well we've got a tall unit here with three separate segments of shuttles which is again an extra for your storage and we generated this section and to make it like a utility area we've got the dryer slotted upstairs and the washing machine is here making this into a really nice very very functional utility area so your kitchen is open and free for your cooking and your every day work so as you walk in you see the jacuzzi the story there was that actually this was a servants quarter which was accessible from the outside of the property so what we wanted to do is do something different because we asked them whether they were going to have somebody who was going to stay here for 24 hours and then they said they were not planning that so what we did is we open that section from the kitchen the bathroom for the servants quarter we removed it and we made it into glass shatters that's a little bit of a quirkiness that we bought into the property which they were really excited about and so to be able to bring that in within a very small apartment as I said earlier was I think one of the skills that were used for this property so this is the dining area as we're walking from the puja area across the kitchen this is the dining area and this wall here is what we have assigned as a kind of a crockery plus storage area so half of it is actually blocked shutters with again the same jolly with mirror inside that we have used in the other section so as you see this you know utilization of materials here because you buy a full sheet and then you try in you know mix it up and match it up to other segments so that you can carry that same design throughout the property you've got glass shells in the top so that you know it's looked through and you can kind of keep your cutlery and crockery there which you would like to display and we've got a small little counter space with onyx at the back here and which kind of gives it that extra zing so it is utilitarian as well as aesthetically it looks very nice would like to talk a little bit about the ceiling here as you would notice it's got a little bit of a variety but we've kept the same theme going we've got the main flush ceiling going all through the property giving it that you know scope for us to put in the exact amount of lighting that is required in two areas one is above the dining and the other in the living space the main area above the coffee table we've got two trays as well so going level down with a little bit of wooden battens one thing I would like to mention here is that you would see a little bit of ceiling work and paneling work done additionally we actually had a little problem with this particular site because they were all construction worlds they were all walls which we couldn't drill through to take our wires and put in electrical points exactly were required so you know aside our sides project head shave and proble they came up with these ideas of bringing in panels so that the wires could be easily hidden so every property has its own challenge has its own nuances that we have to build around moving on from the crockery area we come into the living space which also we try to keep as spacious as possible you've got the Sofia which is like an l-shaped sofa and a coffee table so we did the TV unit with again a little bit of a partition area so that once you coming in from the foyer you don't get to see the entire property in one go so AB there is this little bit of a partition behind which we've got the paneling again which has got double paneling again with the wiring all behind it so that when you look at the TV there is actually no residue wires hanging from anywhere so that was the reason why we had to do that plus you've got a little bit of storage below for your DVDs your you know your manuals your remotes and things like that on the side again we've got a little bit of a niche kind of area with your small artefact display section which brings in a little bit of color to the otherwise very bland use of colors here which is just cream and a little bit of brown and we've kept the floor mostly empty so that again it gives you the sense of space with the furnishings actually what we do is once the property's complete we travel along with our clients and we have a look at what would suit them air aesthetics and also the color scheme of the property so as you see this is so well matched to the color scheme that we have around this area with the blue green and the cream all coming together wonderfully on the other side of the TV unit as you would notice if you see the layout of the property it's a very long property you know just after creating the foyer you were still left with this big wall here so what we did is we improvised and we made the small little seating area are very very cozy like a book nook and everything with your books and artifacts kind of all around you you can just sit with a cup of coffee we've also got storage below and obviously storage above which is open and closed work so we just created this area to utilize the space and also give it a little bit of a aesthetic aspect and still keeping the whole wall empty as you enter the property okay so I'm going to take a breather now and I'm going to leave you with the care of praval who has actually helped me and you know was the project coordinator for this particular site so I'm going to call prevail prevail here is going to take you through the rest of the two rooms and I'm sure you're going to enjoy looking through that as well thank you as we enter the first room of the property is the parents room the first thing you see over here is the Wardrobe which is made of laminate and do you paint with you finish this wardrobe is actually l-shaped wardrobe with a curved shutter we place the mirror on the side of the Wardrobe to utilize the space of the room the second thing over here is this swing sized bed that we have put over here it has the same color combination in the padding that we have used in the full bedroom the third thing you'll see in this room is the TV unit it's smart it's stylish it's small yet compact and it's giving a different look to the bedroom over here as you can see the inside of the doors are similar to the other furnitures because we keep it that way so that it gives us a single look when it is closed as when in the second room this is a kid's room I you she is an 8 year old daughter and she is fascinated with pink and purple color so we have designed this room in the same color combination as we enter the room the first thing we see is the study table with 2 tall cabinets she is a very studious kind of a child so we have given the maximum space for her to study the two tall cabinets is for both keeping up books as well as her cosmetics the tracer unit over here is along with the study table because this space in this room is very short so we have to keep it simple here we see the over it book cabinet the workmanship has to be seen because the curvy edges that we have done is perfect the glittery finish that we have used in the Duke of paint is new in the market and we have used that also the bed over here that we have given is a queen-size bed above that we can see a book cabinet which is of a tree shape so that it gives a designer look as well as it serves the purpose of a book cabinet wardrobe here is huge it's a 3 shutter wardrobe with a small display unit to keep our stuffs like toys and books and everything she wants the design in the ceiling is unique over here it's a roundish kind of ceiling that we have done specifically for the kids room the color combination used in the ceiling is the exactly the same that we have used in the Duke opened the doors from inside as you can see is made of laminate with two kinds of dukkha paint and pure finish we have done this specifically to make sure that the kid have a good environment to study play and stay over here write some back and this is the master bedroom now what I would like to actually point out with this particular room is that we actually got around to doing a little bit of civil change here this as you see it now looks like a mirror which is acting like a dressing and we see some wooden battens here with again mirrors in between so you basically think of it as a aspect of the room which is decorative but what we've actually done here is we have created this walk-in wardrobe which is very well hidden and slotted within the bedroom area plus we could use these things for keeping the safe or keeping your clothes which are you know intermittent and then you walk in directly into the bathroom from this area and then you've got your vanity unit here your storage and your glass shutter for your wet and dry area of the bathroom now coming back to the Wardrobe this area was actually totally open it was like a niche so what we did is we closed it off from here and created the partition for the body of the wardrobe and the rest of it became a sliding door the master bedroom wardrobe as we all know is like the place which needs to be coordinated and designed beforehand because obviously the main two people of the family would be staying here and their clothes and what kind of clothes they wear how to store it what is their personal preferences all of this comes to play when we are designing a master bedroom wardrobe so as we can see here these are normal drawers with shutters if you see inside this particular drawer as praval my colleague will show you as you open it up the whole ironing board actually is slotted in this small little drawer which is totally and not understandable from outside at all if we open the main wardrobe area here we can see a you know road for the jackets and things like that along with that but the trouser pull out and we have got some other accessories from half way to give it that essential neutralization of space again we have used every inch every corner with the help of accessories that have come out now to provide space which is you know such a scarcity here also if you see within the wardrobe that is in the walk-in wardrobe area you will see the pull out the pull down that we have for the areas which are difficult to reach and we cannot actually always access them there we are actually wasting space so this is a novel way to use that particular space with this pullout pulldown if you see the bed it's again got a very very soft leather I'd finish going with the color scheme of the full property we've got two bedside tables it was gang getting really really claustrophobic and space was a crunch here that's why we actually kept the shelves away from the floor attached to that is a study unit here because both of them you know auditors and they do study a lot from home and some one of them wanted to have a space away which could be their knock you know so this is really nice well hidden inside with cabinets above again some open some closed which gives you the full look of a study area and the bedside table and the bed in one continuous paneling of furniture the ceiling here is pretty simple it's in two layers we've got a basic peop which give keeps it that you know the white pure white loop which makes the room look bigger the TV unit is a simple panel with a shell with some lighting which is very diffused light which gives in the warm look even when your ceiling lights are not on it's got some storage below which is always good because if you tend to put things outside that's what takes away from the interiors of a property the more closed storage you can provide along with the combination of open shelves gives you that look actually so this is the TV unit which I think is aesthetically nice again functionally also great you
